The Legacy · 1868 – Present
My family built the gathering places of the 20th century.
I am building the ones the 21st century needs.
In 1868, Rufus Sibley founded Sibley's department store in Rochester, New York. By 1939 it was the largest department store between New York City and Chicago — one of the five largest in the country. For 122 years, Sibley's was a community anchor. A place where people from all walks of life gathered, connected, and belonged.
The doors closed on January 31, 1990. The building still stands. The communities it anchored are still there — but fractured. The loneliness epidemic is not an accident. When the world evolves and alters some of the basic mechanisms for humans feeling like they are together or a part of it all, the fractures follow.

"50% of Americans report chronic loneliness — the same mortality risk as smoking 15 cigarettes a day. The Surgeon General has called it a public health crisis. We are not short on diagnosis. We are short on infrastructure."

1868
Rufus Sibley opens the first storefront in Rochester, NY. One of five people who left a dry goods store in Boston to build something of their own.
1939
Sibley's becomes the largest department store between New York City and Chicago. One of five largest in the country. 15 locations across New York State.
1990
The doors close. 122 years of community anchoring ends. The building stands. The communities it served remain — but the place they gathered is gone.
2021
Route Motoring Club founded in Mill Valley, CA. A membership-based communal garage in a residential area — a successful pilot proving the model. The precursor to everything that follows.
2026
The Sibley family builds again. Not a department store. Something the 21st century needs more.

Build Lab activates vacant retail space — zero permanent buildout, operational in six weeks. Teams assemble kit cars together over a season. The car is the excuse. The bond is the point. The recipe works for any project worth showing up for — a junkyard build in an empty Sears has the same power as a Factory Five kit car. We teach the recipe. Lab managers find the right project for their community.

The process
is the product.
Most landlords think about what a space is used for — the end product. A restaurant. A gym. A retailer. They optimize for the thing that arrives fully formed and pays rent.
We think differently. Commercial real estate can be a development tool — not just economically, but socially. The question is not what will this space become. The question is what happens to people while they are inside it.
The Factory Five kit car is the proof. It arrives as a crate of parts. Over months, in public, inside a vacant space, it becomes a car. Every stage is visible. People stop. People watch. People come back. By the time the car drives away, the space has already become something — and so have the people inside it.
